Want to sell your house? Think like a Buyer!
When you leave the house knowing there is going to be a
showing, look around and think – “Would I buy this house?” Be critical and look
at it through the eyes of a buyer.
Remember when the listing realtor came to your house to take
pictures and you made sure everything was “picture perfect”? That’s the house
that buyers are seeing on line and that’s the house they want to see when they
come for a showing.
Are you making sure for each showing that your house (inside
and out) looks the same as it does in those pictures? Is the lawn and landscaping neat and trimmed?
That’s the first thing the buyer sees. If gardens are overgrown and full of
weeds, their first thought may be that it’s going to be more upkeep than they
have time for. In that case they have pretty much made up their minds before
they ever enter the front door. If you have done your homework outside, you
have made a good first impression.
Now they enter the house. You’ve made sure you have cleared
all clutter, taken care of any dirty dishes, made your bed etc. Wait a minute,
did the kids make their beds and clean their rooms? It’s okay to close the door
and ignore their rooms sometimes. We’ve all done it. But it’s not okay when you
have buyers coming. They are going to want to see those rooms and as the
seller, you want them to see them at their best.
Sometimes it may be necessary to hire help to keep your
house in order. You may have to bring in someone to tend the gardens. Whatever
you need to do to keep on top of things, you must do. There is only one buyer
per house and the next showing could be the one. Make sure you are ready.
